Generate revenue for the business unit (short term/specialty leasing) by leasing commercial units within stipulated budget
Follow company policies and procedures for effective leasing of commercial space, and achieve sustainable rates above target budget
Acquire, negotiate and conclude lease negotiations and agreements with new and existing brands in line with the tenancy mix and budget
Introduce new retail partners to the malls portfolio by nurturing and strengthening long-term relationships with key brands
Maintain and develop strong business relationships with key sector contacts to generate leads. Develop and maintain a leasing pipeline, increase transactions and maintain sector pricing knowledge and trends.
Manage relationships with existing tenants and clients for limiting complaints, ensuring retention and repeat business through customer satisfaction
Respond to lease inquiries in a professional and timely manner, as per department policies.
Convert inquiries into closed transactions i.e. actual tenancies.
Prepare detailed analysis of prospects’ market and financial position to ensure the financial repute viability prior to establishing contractual relationship.
Evaluate and provide recommendations for target sectors and/or companies in relation to available stock and work closely with the SVP Retail to tailor leasing strategies.
Conduct primary market analysis, collect firsthand knowledge to determine target rent for vacant properties to maximize revenues for each business unit.
Maintain relevant industry knowledge by attending seminars, conferences and networking events to keep aware of new developments, legal and legislative changes and bring these to the attention of the department and ensure business opportunities and/or risks are fully understood.
Schedule and conduct visits to properties with potential clients and agents.
Intermittent inspection of properties, making recommendations to the SVP Retail and Property/Mall Management regarding maintenance and/or management
Encourage tenants to be compliant with all documentary, financial and design submission criteria and timeframes. Ensure retailers submit documents in a timely fashion
Accurately prepare and thoroughly knowledgeable with all lease-related paperwork, from the application process to full execution of lease documents and opening of store.
Initiate and assist preparing legal cases when required together with the Property Manager and Legal team.
Assist the marketing team with marketing campaigns for achieving maximum occupancy.
Prepare weekly leasing status report and other management report as and when required budget & the actual revenue stream and adjusting the plans, if required;
Work with the legal department to resolve legal disputes. Performing other tasks as expected by the SVP Retail
Maintaining thorough product knowledge of properties and that of competitors.
Representing the company in a professional manner always
Contributing to strategy on the retail mix and leasing standards
Assist other members of the Retail Leasing Team; including the financial performance of the business units against budget;
Ensure and maintain the highest level and standard of service in Retail Leasing Department.
Assisting department heads in developing and implementing effective strategies to increase revenue.
Performing any other task assigned by the Head of Retail Leasing
Bachelors in Business administration
Certification in Retail Leasing
Minimum 10 - 12 years of experience in Retail Leasing
